Rules of Student Living Community in House Nr.28

Please note: The House rules are an integrated component of your rent!

1. Cleanliness

Common rooms (as entrance hall, bathrooms, living room, kitchen, and terrace) are subject to the common
responsibility of all home residents and therefore everyone is responsible for the overall cleanliness of the
home. Sleeping rooms must be kept clean by each renter.

NOTE: The cleanliness of the house will be checked by the owner once a month. If the condition is not
suitable the owner will instruct a cleaning company. The costs will be shared between all students (common
areas) or have to be paid by the renter of the room (sleeping rooms).
No animals or pets allowed.

2. No Smoking

It is strictly forbidden to smoke in the house or in front of the main entrance door.

3. Parking

It is most important no to hinder other renters of the house. Cars can be parked at the
Right side like the map, bikes and bicycles also

4. Safety

Windows and doors have to remain closed (especially in winter) when the rooms are not occupied.
Doors should be locked at all times. The owner doesn’t accept any liability for lost things.
Keys may not be passed on to a third party (It is the responsibility of the renter to replace the key in case of
lost.) The front gate needs to be locked between 5 am and 22 pm!

5. Maintenance

The landlord understands his duty to repair any damages not caused by the direct influence of the renters.
However, the failure of the landlord to perform a repair promptly does not result in a reduction of rent.
It lies in the renter’s responsibility to use all equipment correctly. The renter understands and accepts any
danger involved.

The owner makes available one vacuum cleaner, two washing machines and an electric iron as well as
cleaning equipment. Any damage or loss of the provided electrical equipment and the resulting costs will
be divided among the tenants of the house.

The owner must be notified immediately in case of any damage or accident. The renter is responsible to
cover all costs of repairing all he/she has damaged.

The renter accepts that a regular inspection is performed to inspect the technical condition of all the
appliances and/or equipment. This inspection requires access to the renters’ rooms.

6. Noise regulations

The renter understands that the basis of living together is respect and fairness between the renters of the
house and especially to all other renters of the estate.

7. Moving out of the house

The private and the common rooms have to be left clean and ordered. All personal belongings, including
bikes, need to be taken. The refrigerator needs to be emptied and defrosted. The bathrooms are to be
cleaned. The landlord will check the cleanliness and the condition of the equipment of the house and
keeps himself the right of keeping parts or the deposit in order to get the house cleaned or repaired.
